We’re happy to announce that we’ve submitted regeneration plans for a new mixed-use development near Blackhorse Road in the London Borough of Waltham Forest. Equipment Works, the new name for the site, will deliver new homes and workspaces for small businesses.
Less than 150 metres from Blackhorse Road station, the development will aim to transform the current 3-acre industrial site into a new landscaped environment with 337 new homes and commercial space for businesses. Opening up the site for the local neighbourhood, the proposals also include a new public square and dedicated pedestrian access throughout the development.
The site has been rebranded as Equipment Works, to acknowledge the rich history and heritage of the site, which was originally the home of the Associated Equipment Company Factory. The factory was responsible for manufacturing motorised London buses until 1927, with these prototypes going on to inspire the design of the Routemaster bus.
The scheme has been designed by DLA Architects
, and as well as referencing the site’s industrial heritage the plans complement the scale and features of neighbouring regeneration proposals.

As we develop our proposals for the development, we’re also working with Blackhorse Workshop
, a local wood and metal workshop, to create an inspiring space for the public that showcases the furniture and products made locally by its members.
The vision for this space is for it to become a focal point in the social life of Blackhorse Road during its period of operation, providing regular creative workshops for kids and adults alongside a mix of evening and weekend events.
